The short answer

Seasonal-home cleanouts in Newport, Middletown, Portsmouth, Jamestown, Narragansett, Little Compton and across the line in Westport, Massachusetts, use the same flat prices as Providence. A spring opening or fall closing clear-out is often a quarter truck at $241 or half a truck at $431; a full house of contents before a sale is often a full truck at $732 or more. Single items are priced from the list, such as a patio table at $89 or a queen mattress at $103.

Two seasons, two kinds of job

Summer homes along the Rhode Island shore have a rhythm. In spring, owners open the house and find what the winter did: a mildewed mattress, a porch chair that cracked in the cold, a refrigerator that died over the off-season, mouse damage in the linen closet. In fall, they close it and decide what is not worth storing for another winter.

Both are good moments for a clear-out. Spring jobs make room before guests and renters arrive. Fall jobs get rid of the things you do not want to see again next May.

Summer rentals add a third moment: the turnover between renters or at the end of the season, when broken beach chairs, old grills and worn-out furniture pile up in the garage.

Newport's houses are not ordinary houses

Newport has one of the highest concentrations of colonial homes in the nation, along with the Gilded Age mansions such as The Breakers, built in 1895, and Marble House. Most summer homes are not on that scale, but many are old, with narrow stairs, low doorways, attics reached by steep steps, and floors and banisters that owners care about.

That makes careful carry-out matter. Older houses are where a dresser can gouge a stair rail or a mattress can knock a picture off a wall. Crews carry items out from anywhere in the home, any floor, and there is no stairs fee.

For larger or historic properties managed by a caretaker or an association, a certificate of insurance may be required before work starts. JunkRabbit emails a COI within one hour of booking.

Flat prices for seasonal-home items

ItemFlat price
Patio Table$89
Patio Chair (Each)$30
Outdoor Lounge Chair$61
Patio Umbrella + Base$53
Propane Grill$123
Kayak / Canoe / Paddleboard$71
Mattress — Queen$103
Mattress + Box Spring Set$143
Bunk Bed$123
Refrigerator (Standard)$164
Hot Tub / Spa$390
1/4 truck (~4 cubic yards)$241

A patio table with four chairs and an umbrella is $89 + $30 + $30 + $30 + $30 + $53 = $262. Two queen sets from guest rooms are $143 + $143 = $286.

Three shore jobs, priced

Spring opening in Jamestown. The fridge died over the winter, one guest-room mattress set has mildew, and two porch chairs cracked: $164 + $143 + $30 + $30 = $367. The fridge goes out the kitchen door, the set comes down the attic-level stair, and the chairs come off the porch in the same visit.

Fall closing in Narragansett. A summer of renters has left a broken propane grill, a kayak with a split hull and a bunk bed that will not survive another season: $123 + $71 + $123 = $317.

Selling a Little Compton cottage. The family has taken the keepsakes, and the remaining furniture, linens, garage contents and shed clutter are left. That is usually a truck-fill job, often a full truck at $732, or a full truck and a quarter at $732 + $241 = $973 if the outbuildings are full. Photos of each room and the garage set the tier before you book.

Storm cleanup on the coast

The Rhode Island shore has a long memory for storms. The 1938 hurricane and Hurricane Carol in 1954 both flooded downtown Providence, and the Fox Point Hurricane Barrier was built in response. Nor'easters still bring coastal flooding to low-lying areas along the bay and the open shore.

For seasonal owners, the risk is that a storm hits while the house is empty. A wet basement or a flooded ground floor can sit for days before anyone sees it, and soaked carpets, upholstered furniture and cardboard boxes are rarely worth saving by then. Getting them out fast limits the smell and the damage to what remains.

Rolled carpet is $68, carpet removal $71 per room, and ten bags of debris $132. A soaked sofa and two rooms of carpet are $126 + $71 + $71 = $268. A caretaker can send photos and arrange access while you are away.

Owners who are not there

Many summer-home owners live elsewhere for most of the year. You do not need to be at the house for a cleanout if access can be arranged.

Get the quote from photos, either your own from the last visit or ones taken by a caretaker or property manager. Book online, choose a two-hour arrival window, and arrange for someone to let the crew in or leave a lockbox code. The price is set before booking and only changes if you approve a change.

Property managers who look after several seasonal homes can set up an account covering multiple properties.

Island logistics

Jobs on Aquidneck Island and in Jamestown cross a bridge, and the older streets of Newport can be tight for a truck in summer. None of that changes the price. Note any parking or access details when you book, especially in July and August when visitors fill the streets. Prudence Island is reachable only by ferry, so jobs there are quoted on request.

Crews work seven days a week from 8am to midnight, and same-day pickup is available when you book by 4 PM. In the off-season, the shore is quiet and scheduling is easy; in summer, booking a few days ahead is wise.

Frequently asked questions

Do you serve Newport and Jamestown?

Yes. Newport, Middletown, Portsmouth, Jamestown, Narragansett, Little Compton and Westport are served at the same flat prices as Providence. Prudence Island, which is ferry-only, is quoted on request.

Is there an extra charge for crossing the bridge?

No. The bridge does not change the price. A quarter truck is $241 on Aquidneck Island or in Providence. Summer traffic is the only thing worth planning around.

Can you clear a summer house while I am away?

Yes. Get a quote from photos, book online and arrange access with a caretaker, neighbor or lockbox. The price is set before booking and only changes if you approve a change.

How much does it cost to clear old patio furniture?

A patio table is $89, patio chairs $30 each, an outdoor lounge chair $61 and an umbrella with base $53. A table, four chairs and an umbrella are $89 + $30 + $30 + $30 + $30 + $53 = $262.

Can you provide a COI for an association or caretaker?

Yes. A certificate of insurance is emailed within one hour of booking. Send the association's requirements with the booking so the certificate matches.
