The short answer
Estate cleanouts in Providence are priced by truck fill, from a quarter truck at $241 to a full truck at $732, with each additional load priced the same way. A modest house with a full basement often needs a full truck and part of another, such as $732 + $431 = $1,163. Carry-out from every floor, the attic and the basement is included.
What makes an estate different
An estate cleanout is usually not one room or one move. It is a house that someone lived in for decades, with everything still in it. In the Providence area that often means a long-held family home in Cranston's Edgewood or Pawtuxet Village, a Warwick cape with a full basement, an East Side Victorian on College Hill or in Wayland, or an older house in East Providence's Riverside or Rumford.
These houses share three features. They have basements, as nearly every New England house does, and the basement is full. They have attics reached by narrow stairs or pull-down ladders. And they have heavy, older furniture: solid wood dressers, china hutches, cast iron and sometimes a piano.
The work is careful as much as it is heavy. Families are often sorting what to keep while the house is being cleared.
Truck tiers for estates
| Load size | Flat price |
|---|---|
| 1/4 truck (~4 cubic yards) | $241 |
| 3/8 truck (~6 cubic yards) | $338 |
| 1/2 truck (~8 cubic yards) | $431 |
| 5/8 truck (~10 cubic yards) | $513 |
| 3/4 truck (~12 cubic yards) | $587 |
| 7/8 truck (~14 cubic yards) | $661 |
| Full truck (~16 cubic yards) | $732 |
Multi-load estates add tiers: two full trucks are $732 + $732 = $1,464, and two full trucks plus a quarter are $732 + $732 + $241 = $1,705. There are no volume discounts; each load is priced on the same tiers.
Heavy items that often come up
| Item | Flat price |
|---|---|
| Upright Piano | $364 |
| Cabinet / Hutch — One-Piece Solid (glass doors) | $197 |
| Armoire — Large / Double (Solid Wood) | $197 |
| Dresser — Large, Solid Hardwood (60 in+) | $182 |
| Bathtub (cast iron) | $185 |
| Cast Iron Radiator | $123 |
| Hospital Bed (Electric) | $145 |
| Recliner — Power / Lift | $123 |
| Oil Tank (Empty) | $461 |
Some estate jobs are mostly large items rather than volume. A piano, a hospital bed and a lift recliner are $364 + $145 + $123 = $632. The quote shows whether item pricing or a truck tier is lower.
Worked examples
Cranston ranch, owner moved to assisted living. Furnished main floor, a packed basement and a one-car garage: often a full truck plus about half, $732 + $431 = $1,163.
East Side Victorian, three floors and attic. Fifty years of contents plus heavy furniture: often two full trucks, $732 + $732 = $1,464, sometimes more.
Warwick cape, partial clear-out after the family has taken what it wants. Remaining furniture and boxes: often around three-quarters of a truck, $587.
Newport house before sale. Remaining contents of a colonial-era home after family selection: priced by truck fill on the same tiers. Note the Pell Bridge and island logistics when you book, though they do not change the price.
Why the city's free pickup rarely fits an estate
Providence's free bulky-item pickup is a real option for a sofa or a stove, but an estate is a different scale. The program takes furniture and large appliances set at the curb, from buildings of six or fewer units, booked with Waste Management at least 24 hours before trash day. Everything still has to get from the attic and basement to the sidewalk without help.
It also leaves out several things estates are full of. Mattresses are excluded, and a house with three bedrooms and a guest room can easily hold four. Old TVs, stereos and computers count as e-waste, which Rhode Island bans from the trash. Boxes of papers, kitchen contents and closets full of clothes are not bulky items at all.
Cranston runs periodic free bulky-waste pickups, which can help with a few pieces if the timing lines up with a sale date. For most families the deciding factor is time. A listing date, a closing or a lease end does not wait for the next collection, and one or two truckloads on a single day clears the house so it can be cleaned and shown.
Before the cleanout
- Remove what the family is keeping first. Label anything that must stay with tape the crew will see.
- Search for papers and valuables. Check drawers, coat pockets, books and freezer bags. Things turn up in unexpected places in long-held homes.
- Check for hazardous items. Old paint is accepted; other chemicals in the basement are handled case by case, so ask. RIRRC runs Eco-Depot household hazardous waste events.
- Handle electronics separately. TVs and computers cannot go in Rhode Island trash. They go out with the cleanout, priced on the list.
- Decide on donation goals. We try to donate usable items when local charities accept them.
Working with families from a distance
Many estate cleanouts in the Providence area are organized by family members who live out of state. You can get the quote from photos, book online, choose a two-hour arrival window and arrange access with a neighbor, an agent or the executor.
If the house is in a condominium or managed community, the association may want a certificate of insurance. JunkRabbit emails a COI within one hour of booking. Crews are vetted, insured local haulers, and they work seven days a week from 8am to midnight.
The price you see before booking only changes if you approve a change, for example if more is added on the day. The same pricing covers the whole service area, from the East Bay and Woonsocket to Fall River, Taunton and Attleboro in Massachusetts and the Quiet Corner towns in Connecticut, so a family settling several properties gets one consistent quote. Frequently asked questions
How much does an estate cleanout cost in Providence?
It is priced by truck fill, from $241 for a quarter truck to $732 for a full truck, with each extra load priced the same way. A typical house with a basement is often more than one truck. A full truck plus a half is $732 + $431 = $1,163.
Are basements and attics included?
Yes. Carry-out from any floor, attic or basement is included, with no stairs fee. Pull-down attic ladders and steep cellar stairs are part of the normal job.
Do you donate items from an estate?
We try to donate usable items when local charities accept them, and we recycle whatever we can. If certain pieces matter to the family, set them aside and tell the crew.
Can you handle a piano?
Yes. An upright piano is $364, a baby grand $438 and a grand of 6 feet or more $513. Mention the stairs and doorways when you book so the crew can plan the carry.
Can I arrange a cleanout without being there?
Yes. Get the quote from photos, book online and arrange access. A COI for an association or building is emailed within one hour. A neighbor, agent or executor can let the crew in.
